Submitted Questions & Responses
- Are there any drawings of the existing building in pdf format? Existing building plans, code review, and survey attached below.
- What is the square footage of the building? 3 floors, 4,000 SF each with a partial attic.
- How was the budget of $2M determined? The budget is the money available to Theatre UP for this project.
- Is the $2M budget supposed to accommodate renovations to the Masonic Temple and the new building at 25 Ammonoosuc St? No, the budget of $2million is for the elevator and stair tower addition and renovations to the building. Renovations to include, sprinkler, addressable fire alarm, electrical upgrades, public restrooms, new HVAC system.
- Is the $2M budget inclusive of Architecture and Engineering fees? Yes, it is intended to be the total project budget.
- Have you been working with any architects in order to develop the RFP? See response below in question/response #7.
- Have you been working with any architects to develop the current life safety and accessibility upgrades to the Masonic Temple? A code analysis was completed by SFC Engineering. See pdf below.
- What is the desired schedule for design and construction of the project? Design to commence after hiring of the A&E team. We hope to start construction by late fall, 2024.
- Can you also confirm that certified payroll and/or Davis-Bacon wage rates will not be required on this project? We have been told that the NBRC grant does not require Davis Bacon or certified payroll.
- Please provide a list of items that you want each of your CM’s to include in their general conditions estimate. Please see the attached Gen Con-CM Fee matrix.
